Are
Pets Allowed?
Basically.....
NO. Pets on the NOT ALLOWED list include CATS, DOGS, FERRETS, RABBITS,
POT BELLIED PIGS, GROUND HOGS, GUINEA PIGS, ETC. Allowed pets include
FISH, BIRDS, HAMSTERS, GERBILS, SNAKES, TURTLES, ROCKS, ETC. All
allowed pets must be caged and will NOT have free roam of the apartment.
Be aware that periodic insect exterminating is done to prevent any
problems and may have an effect upon these small pets. Laing Management
Corp. is not responsible for any consequential damages from exterminating.

When
is rent due?
Rent
is due according to the date upon your lease. For College/Campus
apartments, rent is due on the 15th of the month. Renters have a
5 day grace period. This means you have 5 days, to include the due
date, to get your rent check in. Laing Management does have a late
night drop box for getting it there before midnight of the last
day. College Students - - Due the 15th + 5 days grace period = RENT
IS LATE AT 12:01AM ON THE 21ST.

What
is a Late fee?
A late
fee is assessed upon rent when rent is past due after the 5 day
grace period. The late fee is 10% of the total amount of that monthly
rent payment. It is not 10% of the amount of the part you owe if
you are splitting rent. It is 10% of the TOTAL.

What
is an NSF fee?
NSF
= NOT SUFFICIENT FUNDS An NSF fee is a fee assigned by the bank
for the processing of a check that does not have funds to cover
the amount.... one that bounced. The NSF fee is $25.
Note: A late fee may also accompany an NSF fee. If the check bounces,
it means rent was not paid.... even if you wrote the NSF check before
the end of the 5 day grace period.

What
is a Keg Fee?
Large
containers of beer (party ball, pony keg, barrel, etc.) are not
allowed. If you have a gathering and have a keg, etc. and are caught,
you will be fined.

Where
do friends and family park?
Parking
is provided to tenants according to apartment size and location.
The parking lots are designed to accommodate this number of cars.
All college apartments, with the exception of 802, 820, 822 Edgebrook
and the Hillcrest Townhouses require parking permits. All friends
and family must park on the residential streets. This is done as
a courtesy to the other tenants. Tenants are paying for apartments,
not parking spaces. Parking is provided as a courtesy to the tenants
by Laing Management.
There
is no towing during move-in and move-out. It would not be polite
to tow those helping you move!

Which
bus is closest?
In
order to find the closest bus route to your apartment, check the
Huskie Bus schedule. Bus schedule times are best checked in the
Huskie Bus schedule (schedules occasionally change).

How
do I attach things to walls?
Hanging
posters, pictures, etc. is OK. Items should be hung with thumb tacks
or picture hanging nails (the small ones). No charges are assessed
for small picture nail holes.
Double
sided foam tape, carpet tape and "fun tack" poster adhesives
damage the walls by pulling off the paint and wall board paper.
Large
screws and big nail holes also take longer to patch up. Holes and
marks in woodwork cannot be repaired without replacing the woodwork.
Damages are assessed on large holes in the walls and in the woodwork.

What
do I do if I lock myself out?
If
you lock yourself out during business hours, walk over to the office,
submit proof of identification, and you will be given a temporary
key that you return after you get yourself back in. If you lock
yourself out after business hours, call the emergency number and
an employee will come let you in. The cost of an after hours Key-in
is $20. Key-in after hours is a service IF SOMEONE IS AVAILABLE.

How
are the utilities handled?
At
lease signing time, tenant names are assigned to the utilities.
If you are a single tenant, your name is assigned to all services.
If you are signing with a group of 2 or more (most college apartments
are) then the group decides who is assigned each utility. At move
in time, the change of service takes effect for electric, gas and
water (if you are required to pay water) It is the tenants responsibility
to order phone and cable service.

How
do we pay for utilities as a group?
All
utility companies accept checks from people other than the person
assigned to the account. Each tenant can write a check for their
portion of the amount due to the utility company. Ensure that the
apartment address and the ACCOUNT NUMBER of the utility company
is on the check. This guarantees that the proper account is credited.
Save your canceled check. This is your receipt of payment.

What
do I do if something breaks?
If
something breaks in the apartment, please call the office. The item
will be entered in the maintenance book. Items are handled in the
order that they come in. If your call is an emergency, it will take
precedence over other maintenance and the first available maintenance
person will be sent out. An emergency includes gas leaks, water
leaks, no electricity, no heat, no functional bathrooms, damage
from storms, etc. IF you have an emergency, call immediately. Delaying
the call may increase the amount of damage done.

Who
pays if something breaks?
If
you break it, you pay for it. If it wears out, we pay for it. You
are responsible for damage done to the apartment. If a fixture or
part wears out, we will take care of it. We understand that items
do wear out under normal conditions. Damage done on the tenants
part is usually obvious.
Common
examples of things tenants are charged for include: Garbage disposal
repair when we come and remove items (bottle caps, glass, bread
ties, aquarium rocks, etc.); broken doors; thermostats broken off
of the wall; clogged bathroom fixtures when we come over and remove
items; large holes in walls and ripped screens.

How
do I get an extra parking permit or replace a lost one?
Parking
permits are ordered in exact amounts. ALL of the permits are given
out at move in and there are no replacement.

free to call the office at any time regarding any question you may
have.

What
do I do if I have an emergency at night?
Call
the office number. There is an emergency number on the answering
machine. If you are still unable to contact anyone and it has to
do with a utility (gas leak, no electricity, no water), call the
utility emergency number. Leave a message on any answering machine
that you get a hold of. Someone may still get the message before
you get through all of your options. Also we want to be aware of
any problem you may have had and we will want to follow up.

What
month am I actually paying for?
College
apartment leases are for a total dollar value (the full yearly amount)
Rather than require payment in full, we simplified things by breaking
it into 12 payments. The lease is 12 equal payments. Each payment
is not for a specific month, it is just a numbered payment.
